This ZumperĀ Florida Rent Report analyzed over 10,000 active listings in November across 60 cities, highlighting the most affordable cities and fastest growing metro areas in the state.
The Most Expensive Cities
-Sunny Isles Beach
At a median of $1,960 for a one bedroom apartment, Sunny Isles Beach takes the spot for the Florida city with the most expensive rent. Sunny Isles Beach is currently $760 more expensive than the $1,200 state median.
-Miami
Just $70 behind Sunny Isles Beach, Miami is the second most expensive city in Florida to rent, with one bedrooms asking for a median of $1,890.
-Coral Gables & Miami Beach
Tied for third,Ā Coral Gables and Miami Beach both have median rents of $1,800 for one bedrooms, $600 more expensive than the state median.
The Least Expensive Cities
-Tallahassee
With a median rent of $560, Tallahassee is the least expensive, and therefore most affordable, city in Florida. The rent in Tallahassee is $640 less expensive than the state median and $1,400 less expensive than Sunny Isles Beach, the most expensive Florida city.
-Titusville
Only $10 more than Tallahassee, Titusville is the second least expensive city in Florida to rent, with a median one bedroom rent of $570 a month. Titusville is currently $630 less expensive than the state median.
-Lakeland
Lakeland takes the spot for the third least expensive city in Florida to rent. Lakeland’s $650 median one bedroom rent is $550 less expensive than the state median.
Cities With The Fastest Growing Rents
-Sarasota
With an enormous median growth rate of 29.5% since last year, Sarasota has the fastest growing rent prices in Florida. This growth rate outpaces the state median growth rate of 4.7% by a staggering amount. Sarasota’s current median one bedroom rent is $1,450, up $330 since last year.
-Cape Coral
As the second fastest growing city in Florida, Cape Coral has a growth rate of 25.7%. Cape Coral’s current median one bedroom rent is $880, up $180 since last year.
-Melbourne
Less than a percentage point behind Cape Coral, Melbourne is the third fastest growing city in Florida, with a median growth rate of 25%. Melbourne’s median one bedroom rent is currently $850, up $170 since last year.
Growth Comparison of Most Populous Cities
-Cape Coral
With a growth rate of 25.7%, Cape Coral has theĀ fastest growingĀ rentĀ amongĀ the ten most populous cities. It alsoĀ has the second fastest growing rent in all of Florida.
-Tallahassee
At a negative growth rate of -11.1%, Tallahassee’s median rent has the slowest growth rate among the most populous cities in Florida.
-Jacksonville
As the most populous city in Florida, Jacksonville’s 2.6% growth rate is below the state median’s. However, even with a small growth rate this year,Ā according to our most recent national rent report, Jacksonville is still the 27th most expensive city in the United States to rent.
