Austin rent prices have seen a steady increase of late, with new developments and further demand fueling a 13.5% appreciation in rents over the past year. Now the 18th most expensive market in the country, the city has jumped three spots since the last time we investigated prices.
Looking closer, Austin’s one bedroom median increased 3.7% this June to $1,130, while two bedrooms also saw an appreciation of 5% in the month to $1,480. The city now comes ahead of Dallas, Baltimore, and Charlotte on our list of rent prices across the top 50 cities in the US by population.Austin-Summer 2015The map above shows the distribution of rents by neighborhood. The most expensive areas this June remained Downtown Austin ($1,810), Old West Austin ($1,610), and East Cesar Chavez ($1,595). Other neighborhoods seeing above average prices included Zilker at $1,490 and Holly at $1,530. On the other end of the spectrum, more affordable areas included Pleasant Valley ($900), Montopolis ($880), Galindo – Dawson ($980), and Windsor Park ($770).
