San Francisco continued to reign as the most expensive rental market in the nation with one and two bedroom rents settling at $3,560 and $4,720, respectively. Notably, on a year over year basis, one bedroom rent is up 5% and two bedroom rent is up 7.8%.

While Outer Sunset and Lakeshore had the fastest growing rents since last quarter, both up over 7%, Civic Center and Presidio HeightsLaurel Heights saw the biggest rent dips, both down over 9%.

This winter, South Beach continued to reign as the most expensive neighborhood with rent hitting $3,800. Financial District and Mission Bay – Dogpatch outpaced SOMA and Pacific Heights as the next priciest areas. More affordable rentals, priced around $3,000, could be found in Cole Valley, Haight Ashbury, and Bernal Heights.

Meanwhile, Parkside ($2,400) became the most affordable neighborhood, followed by Outer Mission – Excelsior ($2,550) and Tenderloin ($2,560).
