Burnaby retained its position as the second most expensive market, ahead of Toronto, with one-bedroom rent rising to $2,350. Kelowna jumped to seventh place after posting the highest monthly growth rate in the country at 5.9%. Meanwhile, Kitchener broke into the top 10, pushing Hamilton out of the rankings.

National rent index reveals monthly gains after five consecutive months of declines
The Zumper National Rent Index showed that Canadaโs median one-bedroom rent rose 0.2% in the past month to $1,520, while two-bedroom rent increased 0.3% to $1,907. On a year-over-year basis, one-bedroom rent is up 1.1%, while two-bedrooms have climbed 2.3%. This marks the first time in five months that the national rents have posted gains across the board, both monthly and annually. This turnaround signals a shift in market momentum as we enter peak moving season, a period that typically brings heightened demand and competition. With more renters actively searching and relocating during the warmer months, weโre starting to see upward pressure return to the national rates.

- Vancouver, BC remained the most expensive city in Canada with one-bedroom rent staying flat at $2,520 last month.
2. Burnaby, BC ranked as the second priciest with one-bedrooms growing 2.2% to $2,350.
3. Toronto, ON continued on as third, though one-bedroom rent decreased 1.3% to $2,260.
4. Victoria, BC saw one-bedroom rent stay flat at $2,160 and remained fourth.
5. Halifax, NS rounded out the top 5 markets with one-bedroom rent staying stable at $2,100.
Cities with the Highest Annual Growth in One-Bedroom Rent Rates
–Abbotsford, BC had the fastest growing rent, up 5% since this time last year.
–Kelowna, BC saw rent climb 4.7% annually, making it second.
–Hamilton, ON ranked as third with rent increasing 4.1%.
Cities with The Largest Annual Decline in One-Bedroom Rent Rates
–Calgary, AB experienced the largest annual rent price decline, falling 12%.
–Toronto, ON saw rent drop 8.9%, making it second.
–Vancouver, BC & Burnaby, BC tied for third with rents both down 4.9% since this time last year.
