With the median household income standing at $65,712 at the most recent 2019 U.S. Census, living by the beach seems out of reach for many Americans. While many coastal towns have a high cost of living, including expensive real estate, some are more affordable than you might think. So don’t give up your dreams of living by the beach. Check out our list of the 8 most affordable beach towns in the U.S.

Coos Bay, Oregon

Rentals in coastal Coos Bay are a steal, with the median monthly rent sitting at $750. That’s nearly $350 cheaper than the national median. It’s fairly geographically isolated, but that means you’re never jostling for space on Bandon Beach. Southwest Oregon Regional Airport, which has daily flights to San Francisco, is also 5 miles from the center of town. Its isolation appeals to retirees, while families love the quality education the Coos Bay School District provides. If you enjoy coastal living at a quieter pace, Coos Bay may be the place you’re looking for.

Eureka, California

While much of the California coastline has high-priced real estate, Eureka has plenty of inexpensive beach houses. With a median monthly rent of $750, it boasts cheap coastal property well below the national median. Samoa Dunes Recreation Area provides space for hiking, riding ATVs, swimming, and sunbathing by the shore. The mild climate lets you enjoy the beach year-round. Aside from its natural wonders, Eureka’s thriving arts scene and boutique retail options attract attention. The convenient Eureka Transit bus system stops at key local attractions, including the Henderson Center, Bayshore Mall, and the downtown district.

Biloxi, Mississippi

With a median monthly rent of $775, Biloxi is around $322 cheaper than the national median, making it one of the most affordable beach towns to live in. Its white sandy beaches and calm ocean waters rarely feel overcrowded, and the friendly locals will make you feel right at home. Restaurants at either end of the beach serve up the freshest Gulf seafood. Winters in Biloxi are mild, while the sea breezes help combat the hot, humid summers. Easy access to Interstate 10 makes commuting and exploring Mississippi and beyond easy.

Gulfport, Mississippi

Thirteen miles west of Biloxi, Gulfport is another of the least expensive coastal towns in the country. Gulfport rents are slightly cheaper here, with a median monthly price of $760, and the town is more residential, with fewer local dining and entertainment options. However, Biloxi’s amenities are a short drive away. Gulfport sustained damage in Hurricane Katrina, but recent restoration has given it a new lease on life. Gulfport’s beach is beautiful, but Ship Island, a ferry ride away, provides another option. For summer fun without the sand, enjoy the slides and lazy river at Gulf Islands Waterpark.

Freeport, Texas

An hour south of Houston, you’ll find Freeport, a coastal city famous for its petrochemical and mineral processing industry. The beach houses built on stilts are expensive, but you can live farther from the shore and enjoy the low prices. The median monthly rent in Freeport sits at $850, roughly $250 less than the national median. Freeport is home to Bryan Beach, a natural beach stretching 3 miles. That provides plenty of space for swimming, sunbathing, fishing, and relaxing. Charter boats leave Freeport regularly for Flower Gardens National Marine Sanctuary, one of Texas’ best diving spots located about 100 miles from the coastline.

La Porte, Texas

La Porte is another Texan gem that’s among the most affordable beach towns in the United States. Its median monthly rent sits at $795, more than $300 less than the national median. La Porte is home to Sylvan Beach, a great sandy stretch of coastline with a fishing pier and a park with a playground for the kids. Local families love spending their leisure time at the beach and its numerous historic sites, including the San Jacinto Monument and Battleship Texas. La Porte’s low cost of living keeps more in your pocket.

Port Angeles, Washington

With Hollywood Beach and the Salt Creek Recreation Area within the town’s limits and Rialto Beach, Shi Shi Beach, and the La Push Beaches close by, Port Angeles is an ideal home base for beach enthusiasts. The median monthly rent is $937, $160 less than the national median. Voted one of America’s best small towns, Port Angeles offers more to like than just handy beaches. It borders the Olympic Discovery Trail, which provides space for jogging, biking, and casual strolls. Its school district has an enviable academic record, and its health system, anchored by the Olympic Medical Center, is top-notch.

Daytona Beach, Florida

Florida’s beach cities are notorious for their high prices, but Daytona Beach is actually one of the most affordable East Coast beach towns. The median monthly rent is $945, $152 less than the national median. The city boasts 23 miles of white, sandy beaches which are always free and open to the public. Daytona Beach is a tourist city, so it’s crowded during summer and spring break, but its excellent amenities make it incredibly appealing. You’ll find restaurants catering to all tastes and budgets, miles of hiking and biking trails, and premium golf links all close to your door.

Fort Walton Beach, Florida

If you love the thought of living in Florida but want to avoid the crowds, consider Fort Walton Beach. With a median monthly rent of $974, rentals are $123 cheaper than the national median. It still attracts some tourists to its beachside high-rises, but its lack of large retail spaces or entertainment venues of Florida’s largest cities helps keeps crowds down so you get more space on the sand. This family-friendly beach town also offers excellent schools at all levels and great recreational facilities. Aside from the beach, you can enjoy outdoor movies, mini-golf, and fun community events.
